The Concept

The Mediterranean Concept of Offices & Shopping Plaza The project can be broadly divided into the two usages of shopping plaza on the upper basement, ground, first & second levels and office complexes on four floors starting from the third floor.

The Offices

The offices occupy four floors starting from the third floor to the sixth floor with an extensive range of facilities.

• The offices can be accessed through a drop-off lobby on the rear side of the ground level or by driving down to the lower basement parking level and accessing the lift lobby. The lower basement parking level have earmarked areas for visitors and office owners. The entry points are manned by security personnel.
• The lift lobbies fitted with passenger elevators shall be detailed out elegantly in similar style of the plaza but with a professional approach. They will be equipped with the state of art fire-fighting systems and data connectivity.
• The offices are divided into three blocks ensuring good light and ventilation all around.
• Adequate fire fighting provisions have been maintained at all floors.
• There is a provision for public toilets on floor.
• The shopping plaza and tower are provided with power back up for common areas.
• Provision for shafts to house outdoor cooling units of air – conditioners.
• Attractive elevation in rough plaster and moldings with reflective colored glass window and discreet signage bands in line with the architectural theme of the project.

The Shopping Plaza

The Plaza comprises of :

• A combination of large and small showrooms all overlooking the plazas or inner shopping street.
• Separate block earmarked for an Anchor store.
• Large super mart on the upper basement floor.
• Ample sit-out areas in the form of two plazas with interesting bridges, trellises, and landscaping with mist fountains and accent lighting.
• Open shopping street feel on the inside with lively surroundings dotted with palms, benches and kiosks. This open market street concept helps in easy approach and marketability.
• Parking on upper basement floors for shoppers. Ample open parking on the ground level for the plaza.
• The three levels of the plaza are interconnected in the upward movement by escalators. A number of stair cases placed in strategic positions aid the user to access any area from the plazas to the farthest shops. Elevators in the offices lobby can also be accessed for movement between floors.
• The two cafes placed towards the road front on the first floor overlooking the two open areas as well as the road lend the project an inviting and lively appeal..
• Power backup for common area and data connectivity for shops. Spaces for outside unit s of the air-conditioners shall be attached to the shops if possible or provided in the rear side of the mall.
• Garbage collection system.
